At M&M Roofing, we prefer using IB Silicone for commercial roofs. It is essential to apply silicone while your current roof is still in decent condition; otherwise, it may be too late for this solution. For roof systems with seams, such as TPO, PVC, modified bitumen, or EPDM, we treat the seams with a seam sealant before applying silicone to prevent future separation.
However, silicone has its downsides. Once applied, no other types of coatings can adhere to it due to its smooth surface. Nonetheless, if applied properly and before significant roof degradation, silicone can last upwards of 20 years. Additionally, while silicone coatings can be costly to purchase and install, they are still less expensive than an entirely new roof.
