If you have an existing commercial roof in Arizona, there are several different coating types available that can lower maintenance costs and prolong the life of your roof. These primarily include silicone, acrylic, and aluminum, among others, each with their own specific time and use case.

ABOUT ROOF COATING SYSTEMS

Roof coatings are applied over existing roof systems as either a life extender or as a new water barrier. They come in different brands and types, and each type has certain applications it excels at.

SILICONE COATINGS

A silicone coating is one of the most universal types of coating there is, being flexible, UV-resistant, resistant to ponding water, reflective, and durable. Silicone is ideal for use over existing low slope roof systems like modified bitumen, TPO, PVC, foam, and more. It is applied in multiple passes over the roof in order to create a desired thickness – the thicker the silicone, generally the longer it’ll last. It creates a seamless coating over your entire roof that will not allow the elements in.

Here at M&M Roofing, we prefer using IB Silicone for commercial roofs.

Silicone must be applied while your current roof is still in decent condition, otherwise it may be too late for this solution. If you have a roof system with seams, such as TPO, PVC, modified bitumen, or EPDM, we will want to treat the seams with a seam sealant before the silicone is installed to prevent those seams from coming apart in the near future.

One downside to silicone is that once it’s applied, no other types of coatings can be used over it since it’s too smooth and won’t hold them. However, if silicone is applied properly and before a roof degrades too much, it can last upwards of 20 years. The other downside is cost – silicone coatings can be costly to purchase and install, but still not as much as an entirely new roof.

ACRYLIC COATINGS
Acrylic coatings are also flexible, reflective, and UV-resistant, but not as resistant to ponding water as that will erode the coating. This means that acrylic does the best when there is an even slope to prevent water from building up. As you can imagine, this can be problematic on most flat roofs where there is almost always some ponding, so consistent maintenance should be performed if you choose to go with an acrylic coating. However, these are very durable coatings if maintained and done right.
 
ALUMINUM COATINGS
Fibered aluminum coatings are typically installed over modified bitumen roofs and metal roofs. This can extend the life of the roof by 10 or more years – it primarily helps with sun reflectivity, but also creates a seamless waterproof system.
